Internal note for the team: this policy is a starting draft tailored to a luxury real estate marketing site that uses IDX/MLS data, third-party services (SimplyRETS, Mapbox, SchoolDigger), and standard web analytics. It should be reviewed by the team's attorney before launch and updated when new services are added.

Who we are

Arrival Point Properties ("we," "us," or "our") is a luxury real estate team operating in association with Compass and serving Boulder County, Colorado. This policy explains how we collect, use, share, and protect personal information when you visit arrivalpointproperties.com (the "Site"), book a consultation, use the SchoolsByAddress tool, view IDX listings, or otherwise interact with us through the Site.

Information we collect

We collect personal information you provide directly and information gathered automatically as you use the Site.

Information you provide directly:

  • Contact and consultation forms: name, email, phone, the property address you're interested in, message content, transaction timeline, and other details you choose to share.
  • SchoolsByAddress tool: the property address you search. We do not store this address with your identity unless you separately submit a contact form.
  • Email correspondence: any information you send us by email when initiating a conversation.

Information collected automatically:

  • Usage and device data: IP address, browser type, operating system, referring URL, pages visited, dates and times of access, and similar diagnostic data.
  • Cookies and similar technologies: see the Cookies and analytics section below.

How we use information

  • To respond to inquiries and schedule consultations.
  • To show you relevant property listings from the MLS via our IDX provider.
  • To improve the Site's content, usability, and performance.
  • To send you market updates, newsletters, or follow-up communications, only if you opt in.
  • To comply with legal obligations, including MLS rules, state real estate regulations, and applicable privacy laws.

Cookies and analytics

The Site uses essential cookies to function and may use analytics cookies (e.g., a privacy-friendly tool such as Plausible, Fathom, or Google Analytics 4) to understand aggregate visitor behavior. You can refuse cookies through your browser settings. Refusing essential cookies may break parts of the Site (for example, the consultation form).

IDX/MLS listings

Property listings displayed on the Site are sourced from the Multiple Listing Service ("MLS") via our IDX provider, SimplyRETS. MLS data is provided by participating brokerages and is updated at intervals determined by the MLS feed. Listings are provided for consumer personal, non-commercial use and may not be redistributed. Listing accuracy is the responsibility of the listing brokerage; we display the feed as provided and cannot warrant the accuracy, completeness, or current availability of any property.

Third-party services

The Site integrates with several third-party services that may receive limited information necessary for the service to function:

  • SimplyRETS: MLS data delivery for the Portfolio section. SimplyRETS receives no personal information from visitors; the service returns listing data to the Site.
  • Mapbox: address autocomplete and map rendering for the SchoolsByAddress tool and listing geocoding. Mapbox receives the addresses you type or the listing coordinates we display.
  • SchoolDigger: school-by-address lookups. The address you search is sent to SchoolDigger to return assigned schools.
  • Sanity: our content management system. No visitor information is sent to Sanity.
  • Compass: as a Compass-affiliated team, certain transaction-related communications may flow through Compass systems, governed by Compass's own privacy practices.

Your rights under California and EU law

If you are a California resident, the California Consumer Privacy Act and the California Privacy Rights Act give you rights to know what personal information we collect about you, to request deletion, to correct inaccuracies, and to opt out of "sale" or "sharing" of personal information. We do not sell personal information.

If you are in the European Economic Area or the United Kingdom, the General Data Protection Regulation and the UK GDPR give you rights to access, rectify, erase, restrict processing of, or port your personal data, and to object to processing based on legitimate interests. The lawful bases on which we process personal data are consent, contract performance, legal obligation, and legitimate interests.

Children's privacy

The Site is not directed to children under 16, and we do not knowingly collect personal information from children under 16. If we learn that we have collected information from a child under 16, we will delete it.

Data retention

We retain personal information only as long as necessary to fulfill the purposes outlined in this policy, comply with our legal obligations, resolve disputes, and enforce our agreements. Consultation inquiries are typically retained for the duration of our active relationship and for a period afterward consistent with industry recordkeeping practices.

Security

We use commercially reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.

Changes to this policy

We may update this policy from time to time. The "Last reviewed" date at the top of this page reflects the most recent revision. Material changes will be highlighted on the Site.
